Property management

As owner of the property we ensure return on your investment against minimal remuneration. We can find the suitable tenants for you for a maximum lasting tourist period.

Please find enclosed an excerpt of the contract we offer to our customers:
* The Owner shall authorise the Agent /our company representative/ to lend, to provide tourist services and to take care of the one-family home of the Owner – the Property.
* The Property shall be used as a tourist site whereof the Agent will conclude on his behalf and at his own expense Contracts with foreign and Bulgarian partners to accommodate tourists into the holiday beds of the property.
* The Owner shall be obliged to grant the property for usage: predefined period of time
* Granting of the Property and ascertaining the condition of its overall furnishing and equipment shall be acknowledged via a delivery and acceptance certificate constituting integral part of the contract herein.
* For the sound management and operation of the Property, the Agent shall assume the obligations and responsibilities as follows:

(1) Making the best efforts to attract and accommodate tourists into the estate (the Property).
(2) The Agent shall accept to conduct all negotiations with intermediaries/tenants related to the usage of the Property.
(3) The Agent shall keep the exclusive right to negotiate prices related to the operation of the Property, to offer special offers and discounts, to accept reservations in the last minute (last minute bookings).
(4) The Agent shall be obliged to ensure everything for the proper operation of the estate. To negotiate and guarantee the work on all necessary repairs to the benefit of the Property as well as all small reconstruction activities into the Property related to the diligent execution and functioning of the contract hereto.
(5) Out of the overall income of the Owner from the Property, the Agent shall be obliged to cover all operational and other expenses related to the maintenance and management of the Property. This may involve payments on the yearly charge for maintenance and management of the complex, mortgage payments or taxes, utility overheads for electricity and water supply related to operation of the Property.
(6) To return the Property upon termination of contract in the same condition as it was accepted in accordance with the delivery and acceptance certificate taking into account the pertinent depreciation and wearing out.

The identified management charges are commensurate with the type of the particular property and the services requested by the customer.
